Owner: Brazil Luxury Rentals
Brazil Luxury Rentals undertakes to fulfill its obligation of secrecy of personal data and its duty to treat with confidentiality, and assumes, for these purposes, the technical, organizational and security measures necessary to avoid its alteration, loss , unauthorized processing or access, in accordance with the Personal Data Protection Law, and other applicable legislation. The affected person can exercise their rights of access, rectification, cancellation and opposition provided for in the Personal Data Protection Law, and other legislation applicable to such effect, by email to firstname.lastname@example.org.
1. Check-in & Check-out
The normal check-in time is 16.00 hours and the check-out time is at 11:00, which can be changed with a prior agreement or depending on the property. Any change in arrival and departure times depends on the availability of the property and may be subject to extra charges.
2. Registration of Guests and Stay on Property
Only the number of people previously indicated in the reservation and in the rental agreement can remain inside the property. If unauthorized persons are present during the stay, the owner or his representative may request the removal of unauthorized persons, or agree to apply an extra fee.
3. Minimum Stay at the Properties
Each of our properties has a minimum stay policy which is stated in the respective advertisement.
When making a reservation, a payment of 50% of the total amount of the reservation will be requested. This deposit is non-refundable. The payment of the remaining amount must be made up to 15 days before the date of entry into the property in low season and 30 days before the date of entry into the property in high season and special dates. The contract between the parties will only be valid upon receipt of full payment.
5. Security deposit
The security deposit will be requested by the owner or his representative 10 days before entering the property. If the payment was received in full before entering the property, the amount will be refunded within 48 hours from the date of the guest's departure. In case of damage to the property during the stay, the related costs will be deducted from the value of the bond. The owner or his representative will carry out an inspection of the property to prove its condition. In the event that the amount of the damages exceeds the amount of the guarantee, the person requesting the reservation will pay the difference as soon as possible.
6. Cancellation policy
In case of total or partial cancellation of the reservation, Brazil Luxury Rentals must be promptly notified in writing. The cancellation will take effect immediately on the date of receipt of the written notice. The cancellation conditions follow the rules below, depending on when the cancellation notification was received, as well as the period of stay at the property.
In all cases of cancellation, the following penalties will apply:
I. If the reservation was canceled before 60 days of arrival at the property, the amount paid will be credited to the account of the reservation applicant who will have 6 months to use the paid credit. The credit can be used for any reservation, during any period, depending on availability, for the property initially reserved.
II. If the reservation is canceled less than 59 days before arrival at the property, all amounts paid are non-refundable. A full or partial refund can be applied by Brazil Luxury Rentals on a discretionary basis, in the event that a reservation is made within the same period, partial or total, of the canceled reservation.
III. In the case of festive periods such as Carnival, Christmas or New Year, canceled reservations will not be refunded and do not accumulate credit.
IV. The above rules apply when full payment is not received on the dates stipulated in the contract.
7. Changes and Cancellations made by the Owner
It may happen that, exceptionally, due to an unusual circumstance, the owner is obliged to make any changes to a confirmed reservation. In this case, the owner or his representative will offer an alternative, within the same characteristics, to guests. If guests decline the alternative offered, the owner will cancel the reservation and refund the full amount. Brazil Luxury Rentals must be notified immediately of the event to verify the best way to assist guests.
8. Changes in Reservations
Any change in reservations will be previously analyzed by Brazil Luxury Rentals to be resolved in the best way for all parties.
Any complaints or situations that occur during the reserved period must be submitted to the local support personnel so that they can be resolved immediately. If there is no solution, please contact Brazil Luxury Rentals to check the situation and respond professionally with a solution. The owner or his representative cannot be held responsible for interrupting the supply of water, electricity, internet, or pool water filter systems, as these services depend on third parties. In these cases, the owner or his representative will make every effort to resolve in a reasonable manner within the expectations of the guests. All complaints must be written and addressed to the owner or his representative within 24 hours from the moment the causative situation begins.
10. Behavior during your stay
When booking a property, all guests are committed to maintaining proper behavior during their stay. If any guest behaves inappropriately, the owner or his representative, at his discretion, may request that this individual leaves the premises of the property. In this case, no refunds can be requested.
The owner or his representative will be able to enter the property, in a reasonable period of time, to proceed with repairs, maintenance, or visit the property with potential interested in renting the property.
11. Care within the Property and Supervision / Indemnity
It is understandable that guests are responsible for the safety and well-being of the property during their stay. Guests are obliged to maintain safety and take precautions such as supervising children at all times in swimming pools and gardens, and other areas of the property. Guests cannot enter the property wet. Any damage caused by the guest's lack of responsibility cannot be attributed to the owner.
Within the properties can be found unique pieces that must be kept in place and with precautions so that no damage occurs. Any damage caused during the period of stay will be the responsibility of the guest and the respective amount deducted from the guarantee. If the amount of the damage is greater than the amount of the bail, the guest must pay the difference.
Any contract submitted and agreed between the parties must be governed by the local laws of the jurisdiction where the property is located.
